Repair

Water damage repair in Orlando.

Cosmetic repair after a leak: stained ceilings, bubbling paint and soft drywall, sealed, rebuilt, texture matched and repainted to blend.

Water Damage Repair

After the leak is fixed

In Central Florida, many leaks start overhead. An AC condensate line clogs and the drain pan overflows. A summer storm drives rain past flashing or a roof penetration. A supply line weeps inside a wall. The result is the same: a brown ring on the ceiling, paint that bubbles or peels, and drywall that turns soft. The source must be fixed first by the right trade, whether that is a roofer, plumber or AC technician. We do not handle plumbing or roofing.

Once the leak is repaired and the area is dry, we take care of the cosmetic side. We cut out drywall that has gone soft or sagged, install new sections and finish the seams. Stains are sealed with a stain-blocking primer so they cannot bleed back through. We match the ceiling or wall texture, then repaint so the repaired area blends with the rest of the room instead of standing out as a patch.

Questions

Water Damage Repair FAQs.

Do you fix the leak itself?

No. The source, whether a roof, plumbing line or AC drain, needs to be repaired by the right trade first. We handle the cosmetic repair and repaint once the area is fixed and dry.

Why does a water stain come back after painting over it?

Regular paint lets the minerals and tannins in a water stain bleed back through. We seal the stain with a stain-blocking primer before any finish coat goes on.

What causes ceiling water stains in Florida homes?

Common causes are overflowing AC condensate lines and drain pans, storm-driven rain at roof penetrations, and plumbing leaks. The cause should be confirmed and repaired before cosmetic work begins.
